    By using the BeaconHaus website or services, you confirm that:

    • You agree to comply with these Terms and all applicable laws

    BeaconHaus reserves the right to deny service to anyone who does not meet these requirements.

    2. Services Provided

    BeaconHaus provides vacation rental–related services including, but not limited to:

    • Short-term rental listings and booking facilitation

    • Property management services on behalf of property owners

    • Guest communication and coordination

    • Property information, guides, and destination content

    • Owner and guest support services

    BeaconHaus may update, modify, or discontinue any portion of the website or services at any time without notice.

    3. Guest / Renter Terms (Important)

    This section applies to all guests (“Renters”) who book or stay in a BeaconHaus-managed property.

    Booking & Payment

    • A reservation is not confirmed until payment is successfully processed.

    • Payment schedules, cancellation policies, and refund terms are disclosed at the time of booking and may vary by property.

    • By booking, you authorize BeaconHaus and its payment processors to charge the payment method on file.

    Use of Property

    Guests agree to:

    • Use the property for lawful residential purposes only

    • Occupy the property only with the number of guests disclosed in the booking

    • Respect neighbors, community rules, and local noise ordinances

    • Follow all house rules provided prior to or during the stay

    Parties, events, or commercial use are strictly prohibited unless expressly approved in writing.

    Damage & Liability

    • Guests are responsible for any damage caused during their stay beyond normal wear and tear.

    • BeaconHaus may charge the guest for repair, replacement, or additional cleaning costs if necessary.

    • BeaconHaus is not responsible for lost, stolen, or damaged personal belongings.

    Safety & Assumption of Risk

    • Guests acknowledge that vacation properties may include pools, hot tubs, stairs, balconies, outdoor terrain, or other features that carry inherent risk.

    • Guests assume all risks associated with use of the property and amenities.

    • BeaconHaus is not liable for injuries, accidents, or illness occurring during a stay unless required by law.

    Removal & Termination

    BeaconHaus reserves the right to terminate a stay without refund if:

    • House rules are violated

    • Illegal activity is suspected

    • Excessive noise, parties, or disturbances occur

    • False information was provided during booking

    4. Property Listings & Accuracy

    BeaconHaus strives for accuracy, but does not guarantee that:

    • Property descriptions, images, or amenities are error-free

    • Availability or pricing will not change

    • Images perfectly represent the current condition

    Guests and users are encouraged to ask questions and review details before booking.

    5. User Responsibilities

    By using our website or services, you agree that:

    • All information you provide is accurate and truthful

    • You will not submit false, misleading, or fraudulent content

    • You will not attempt to interfere with website functionality

    • You will not impersonate another person or entity

    Violation may result in denied access or cancellation without refund.

    6. Intellectual Property

    All content on the BeaconHaus website—including text, images, logos, branding, design, and digital assets—is the intellectual property of BeaconHaus or its licensors.

    You may not:

    • Copy, reproduce, or redistribute content

    • Use BeaconHaus branding without written permission

    • Create derivative works based on our materials

    7. Third-Party Services & Links

    BeaconHaus may utilize or link to third-party services (payment processors, booking platforms, mapping tools, etc.).

    BeaconHaus is not responsible for:

    • Third-party website content

    • Errors, outages, or data handling by third parties

    • Policies or practices outside BeaconHaus control

    Use of third-party services is at your own discretion.

    8. Limitation of Liability

    To the fullest extent permitted by law, BeaconHaus is not liable for:

    • Financial loss or missed opportunities

    • Travel disruptions or property unavailability

    • Injuries or damages not caused by gross negligence

    • Technical errors or service interruptions

    All services are provided “as is” without warranties of any kind.

    9. Privacy & Data Use

    Your use of the site is subject to our Privacy Policy. By using BeaconHaus, you consent to:

    • Collection of basic usage and booking data

    • Storage of contact and transaction information

    • Communication related to bookings or services

    BeaconHaus does not sell personal data.

    10. Owner Property Submissions

    If you submit a property for management consideration, you confirm that:

    • You are the owner or authorized representative

    • Information provided is accurate and complete

    • BeaconHaus may decline properties at its discretion


    Submission does not guarantee acceptance into management.

    11. Arbitration & Dispute Resolution

    Any dispute arising from these Terms or use of BeaconHaus services shall be resolved through binding arbitration in the State of Arizona, in accordance with the Federal Arbitration Act.

    • No class actions permitted

    • Claims must be brought individually

    • Each party bears its own legal costs unless otherwise awarded

    12. Governing Law

    These Terms are governed by the laws of the State of Arizona, without regard to conflict of law principles.

    13. Changes to These Terms

    BeaconHaus may update these Terms at any time. Changes are effective immediately upon posting. Continued use of the site or services constitutes acceptance of revised Terms.

    STRICT CANCELLATION POLICY

    Cancellation & Refund Policy (Strict)

    All reservations booked through BeaconHaus are subject to a Strict Cancellation Policy, unless otherwise stated in writing at the time of booking.

    • 100% of the booking total is due at the time of booking, unless a different payment schedule is explicitly disclosed.

    • All payments are non-refundable, including but not limited to nightly rates, cleaning fees, service fees, and taxes.

    • No refunds will be issued for:

      • Guest cancellations for any reason

      • Early departures

      • Weather conditions

      • Travel disruptions

      • Airline cancellations

      • Illness, injury, or personal emergencies

    If a guest cancels their reservation, BeaconHaus may, at its sole discretion, attempt to rebook the property. Any refund, credit, or partial reimbursement is not guaranteed and is not owed unless expressly agreed to in writing by BeaconHaus.

    We strongly recommend guests purchase travel insurance to protect against unforeseen circumstances.

    By completing a booking, you acknowledge and agree to this Strict Cancellation Policy.

    ASSUMPTION OF RISK, INDEMNIFICATION & RELEASE (INCLUDING DEATH)

    Assumption of Risk

    Guests acknowledge that BeaconHaus-managed properties may include, but are not limited to:

    • Pools, hot tubs, spas, and water features

    • Balconies, stairs, decks, and elevated surfaces

    • Outdoor terrain, desert landscapes, wildlife, and uneven ground

    • Fireplaces, grills, fire pits, and cooking appliances

    Guests voluntarily assume all risks associated with the use and occupancy of the property, including risks of injury, illness, property damage, or death, whether foreseeable or unforeseeable.

    Release of Liability

    To the fullest extent permitted by law, guests release, waive, and discharge BeaconHaus, its owners, officers, managers, employees, agents, contractors, and property owners from any and all claims, demands, causes of action, damages, losses, or liabilities arising out of or related to:

    • Personal injury

    • Illness

    • Property damage

    • Death

    occurring during or as a result of the guest’s stay, except where caused by BeaconHaus’s gross negligence or willful misconduct, as defined under Arizona law.

    Indemnification

    Guests agree to indemnify, defend, and hold harmless BeaconHaus, its affiliates, owners, managers, employees, agents, and property owners from and against any and all claims, damages, losses, liabilities, costs, and expenses (including reasonable attorneys’ fees) arising from:

    • Guest use or misuse of the property

    • Actions or omissions of the guest or anyone in the guest’s party

    • Violations of house rules or local laws

    • Injury or death of the guest or third parties during the stay

    • Damage to the property or neighboring properties

    This indemnification obligation survives the termination of the stay and applies regardless of fault, to the maximum extent permitted by law.

    Binding Acknowledgment

    By booking and occupying a BeaconHaus-managed property, the guest confirms that they:

    • Have read and understood this Assumption of Risk and Indemnification section

    • Voluntarily accept all risks associated with the stay

    • Agree that this provision is binding on themselves, their heirs, assigns, and legal representatives
